Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to ensure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one-half hour before closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $50 per person 18 and older occupying the apartment. You may pay these online by credit card. All application fees are nonrefundable.
You can apply online by finding the "Apply Now" button on the right-hand side of the main menu on our property website.
Residents are responsible for putting electric service in their name. Trash, water, and gas are built into the monthly utility fee, which is $63 per month, and an additional $20 per month for each additional leaseholder.
Security deposits will vary depending on qualifying criteria. Our security deposit starts at $500.
Rent is always due on or before the first of the month. A 10% late fee is applied on the 6th of the month (even on Sundays, holidays, and office closings).
You can pay rent by setting up your online account on our property website. This allows you to use a bank account or credit card to make payments. Cashier's checks are only accepted for late rent and cannot be used to pay rent unless it is late. No in-person payments are accepted for on-time rent.
At the Preserve at Woodland Apartments, we welcome up to 2 pets, cats or dogs. A one-time nonrefundable fee of $300 for one pet or $500 for two pets. Monthly pet rent is $30 for cats and $50 for dogs. Monthly pet fees are per pet. Breed restrictions apply; please get in touch with the office.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is one and a half times the rent amount. Please ensure you reference your signed lease agreement and confirm policies with your Property Manager, as there could be unique circumstances.
Service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please get in touch with the property manager as soon as possible in this situation. You must provide written notice and a copy of your military orders.

You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if enrolled in our online services.
If someone is temporarily staying with you, please let the office know so we can accommodate parking. If someone stays longer than 14 days, they must fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, before moving out. This is required regardless if the lease is ending or you are breaking your lease early. If you need to move out at the end of your lease term, please remember to come in 60 days before the lease expires to provide your written notice.
We partner with Xfinity for our community cable and Internet offerings. Please inquire with our office regarding any other cable/Internet providers.
Yes, we require renter's insurance.
Grilling of all kinds is prohibited within 50 feet of all buildings. We do not allow cooking appliances to be used on balconies or patios.
If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Repeated lock-outs result in lock-out fees; the first lock-out assistance, during business hours, is free of charge.
If you have lost your keys, you may have new keys made at our office during business hours. Fees apply.

juust moved into the area, nice staff and well maintained apartments. The location is nice and right by a ton of stores and a mall. Easy drive to both the airport and downtown Grand Rapids. There is no in unit laundry, however the free covered parking is a huge plus (especially in the lake-effect snowy winters in the area).

Recently moved into The Preserves Woodland. The Apartment units have a nice modern and clean look to them. The Clubhouse is newly renovated and spacious. The Apartment complex location is superb, being so close to the mall and and Calvin University.
